In Rome, Milan and Florence, 1,713 Airbnb properties opened in 2014, now there are 9,019. House prices, rents and housing difficulties are on the rise.

The analysis covers ten Italian cities with different characteristics: in total, the number of new facilities opened rose from 2,417 in 2014 to 14,382 in 2024, a six-fold increase. Last year, there were a total of 108,442 accommodation units in these areas. The study highlights that the impact on property values is stronger where the offer is more organised in business terms, with the presence of multi-hosts. The curator of the study, Chiara Agnoletti, states, “There is a need for regulation, as is being done in Barcelona and Florence, also to contain the growing conflict that this phenomenon creates with the resident population”.
